BY VIRTUE of a decree heretofore granted in the case of: Carrington Mortgage Services, LLC against Roger Dale Holland, I, the undersigned Clerk of Court for Cherokee County, will sell on November 3, 2025 at 11:00 AM, Cherokee County Courthouse, 125 East Floyd Baker Boulevard, Gaffney, SC 29304, to the highest bidder: All that certain piece, parcel, or lot of land, with all improvements thereon or to be constructed thereon, lying and being situate in the State of South Carolina, County of Cherokee, being shown and delineated as Lot No. 5, containing 0.75 acres, more or less, of Sawbrier Subdivision, Phase I, on plat made for C. Alan McEntire by CBS Surveying & Mapping, Inc., dated April 1999 and recorded in the Office of the Clerk of Court for Cherokee County in Book B170, at Pages 6 & 7. Reference to the aforesaid plat is made in aid of further description. Also includes a mobile/manufactured home, a 2002 Dynasty, VIN: H851778GL&R. This being the same property conveyed to Roger Dale Holland by Limited Warranty Deed of Fannie Mae a/k/a Federal National Mortgage Association dated May 28, 2021 and recorded June 4, 2021 in the Office of Register of Deeds for Cherokee County in Book 135 at Page 752.

Pursuant to South Carolina Supreme Court Administrative Order 2022-02-17-02, protective masks are no longer required in county courthouses; however, any person who is at risk or concerned about the dangers of COVID-19 may continue to wear a mask inside any courthouse, subject to a request from judges, courthouse staff, or law enforcement to briefly remove that mask during the presentation of a case or when necessary for security or identification purposes.
TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Clerk of Court, at conclusion of the bidding, five percent (5%) of the amount bid, in certified check, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff’s debt in the case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at the time of bid or comply with the terms of the bid within twenty (20) days, then the Special Referee may re-sell the property on the same terms and conditions on some subsequent Sales Day (at risk of the said highest bidder). A personal or deficiency judgment being waived by Plaintiff, the sale shall close on the Sales Day. Purchaser to pay for documentary stamps on Clerk of Court’s Deed. The successful bidder will be required to pay interest on the amount of the balance of the bid from date of sale to date of compliance with the bid at the rate of 3.75% per annum.
